Is This Quiet Stretch Of Coast Bali’s Next Big Tourism Destination?

Travel and tourism development trends in Bali are constantly in flux. Every year, new tourism developments emerge across the island.

Whereas once upon a time Kuta, Legian and Seminyak, followed by Ubud were the core vacation destinations, over the last 7 years Canggu and Uluwatu have blossomed into fully fledged tourism resorts, leaving developers looking for new frontiers.

Over the last 3 years, an increasing amount of attention and interest has been focused on Nyanyi in Tabanan Regency. The quiet stretch of coastline can be found nestled between Seseh and Tanah Lot Temple. Nyanyi, specifically Nyanyi Beach, has broad appeal.

Not only is it located just a few minutes from one of Bali’s most spiritually significant temples, but it is also one of the most green areas of the Tabanan coast, as well as being only a few minutes’ drive to the heart of Canggu. 

Tourists planning visits to Bali in the next few years should be sure to look for new travel opportunities in Nyanyi. Ten years from now, Nyanyi will be as well-known a destination as Kuta and as in demand as Canggu and Uluwatu in 2025.

Nyanyi has caught the attention of international investors and tourism developers in Bali and Indonesia more broadly. This coastline hidden gem offers access to nature and a quieter pace of life than Canggu, and it’s easy to see the appeal.

The General Manager of NPG Indonesia, Evgeny Obolentsev, has spoken to reporters about his view of where Nyanyi is heading and what tourists can expect to see happening in the area in the next few years. 

NPG Indonesia is a residential and commercial real estate developer that is focusing its efforts on creating “extraordinary housing complexes that offer modern living in harmony with nature, while generating stable income for investors” within the Nuanu Creative City development, which overlooks Pantai Nyanyi. 

Obolentsev told the media, “The current trend is towards natural and peaceful places that still have complete facilities. The Nyanyi area meets all of that.” Though Nyanyi is best known to local communities for its black sand beaches, incredible sunset views, and good cattle grazing land, to many new arrivals on the island, It has quickly become synonymous with Nuanu Creative City. 

Nuanu Creative City is a pioneering eco-city of the future that promotes coexistence and collective well-being for communities through innovation, art, culture, and ecosystem thinking.

Obolenstev told reporters, “Property is a long-term investment. So, in addition to rental potential, it is also important to see whether the location is still promising in the next 10 to 15 years.” 

Adding “From the demand side, Tabanan is already very prospective. Now it’s just a matter of how to present property products that are in line with new trends: sustainable, comfortable, and integrated with nature.”

Observing these trends, NPG Indonesia is creating its Ecoverse residential project at the gateway to Nuanu Creative City. This development offers 35 apartment units and 16 townhouse units with a 28-year leasehold status and a 30-year extension option. The 5,250 square meter residence has been 75 percent sold.

Obolenstev told reporters “Ecoverse is the only project in the area that has underground parking and electric buggy vehicles for mobility. We also provide a structural warranty of up to 25 years.”

Tourism development in Bali is facing a tipping point. While projects like Ecoverse are full steam ahead and working to balance environmental sustainably and business viability, the Bali Provincial Government is working to find a balance between encouraging economic growth, with rampant development and an apparent rise in the number of foreigners who are attempting to do business illegally on the island.

Data from the Bali Provincial Government shows that investment in the first quarter of 2024 reached IDR 12.48 trillion, with IDR 7.49 trillion coming from foreign investment. 

The Bali Provincial Government is working to crack down on the number of illegally operating private vacation villas and residential complexes on the islands. Tourists are being encouraged to do sufficient research before booking their vacation stays and to be absolutely sure that they are booking with a legitimate business.

As long as the developments meet and adhere to the statutory requirements, does it matter where they come from?

Apart from Australia the tourist/expat mix is constantly changing.

Yes, Oz is 25% +/- that also means 75% aren't.

Why shouldn't they be able to be a part?

We expats should not have a say in RI immigration selection.
