A sustainable development group and a leading hotel chain in Bali have come together to launch a new sustainable housing complex in Tabanan Regency.

Nuanu has come together with OXO Group Indonesia to create OXO The Residence in Nyanyi, Tabanan Regency.

The new sustainable housing development has already sold out its 40 new villa units. Each unit costs between IDR 8 – 16 billion and will offer residents access not only to their homes and studios but also to the complex’s grounds.

OXO Living says, “OXO The Residences is an exciting villa development in the heart of Nyanyi–Bali, created to fill the gap for those looking for Western standards of living whilst in a vibrant tropical paradise. The result is a comfortable, safe haven for kids and a vibrant, upscale community of adults. A culturally respectful, family-friendly oasis at the doorstep of Bali’s most anticipated lifestyle destination, Nuanu Creative City.”

OXO Living adds that the residences are “thoughtfully and sustainably designed with only a handful of villas; OXO The Residences offers a rare blend of privacy, community, and green living.”

They note that the complex offers “an unparalleled lifestyle tailored for the modern family in Bali’s emerging neighborhood.”

Nuanu Creative City is an ever-evolving development located just back from Pantai Nyanyi, just minutes from the booming tourism resort of Canggu. The new OXO The Residence is part of the Nuanu Creative City development, which aims to build a new kind of sustainable city where people and nature can thrive alongside each other.

Nuanu Creative City is already home to the newly opened Luna Beach Club and is set to host the annual Suara Festival from the 26th – to the 28th of July.

Nuanu Creative City is described as “a creative city spanning 44 hectares in Bali, Indonesia, that embodies a commitment to harmonious living. [It is] a vibrant community of creators, leaders, and change-makers who are empowered here to foster a culture of positive change.”

“Designed as an integrated ecosystem, the city features dedicated spaces for education, art & culture, wellness, entertainment, and nature-inspired living, envisioning a future where these elements seamlessly intertwine.”

As the OXO The Residences launches in Nyanyi, the founders and developers have spoken to the media about the launch.

Sergey Solonin, the founder of Nuanu, told reporters, “As one of Nuanu’s efforts to offer an ecosystem that fosters connectivity between people for harmonious collective prosperity, we open the door to various innovative ideas that support the creation of this vision.”

“With the presence of OXO The Residences as part of the Nuanu ecosystem, we hope that this residence can provide a different atmosphere in celebrating a more meaningful life.”

Johannes Weissenbaeck, founder and CEO of OXO Group Indonesia, said “In line with Nuanu’s building principles with a vision of creating a lifestyle that inspires and benefits guests and investors, OXO Group has been a pioneer in residential products and experiences known for its uncompromising standards, intelligent design, premium service and prioritization of principles of sustainability.”

Earlier this year Weissenbaeck spoke to the media about the huge development boom happening in Bali, but especially in Canggu. He shared concerns that by 2025 Canggu risks having too many hotel rooms to cater to demand, which would increase overtourism and subsequent economic collapse in the resort.

Weissenbaeck said, “In Canggu three years ago, there were 3,800 rooms available; now, there are around 5,200 rooms. Next year, it will be almost 6,000, meaning it will double. In 3-4 years, that will definitely be an issue.”

“For me, [right now] oversupply is not a problem. Our current occupancy is 68%, which is quite good; Bali’s standard is 61%.”

The development opens its doors to new residents just as the conversation around spatial development, international investment an neo-colonialism in Bali is rising once again.

Though Nuanu Creative City has strong eco-credentials, many Bali lovers are deeply concerned that current development trends are unsustainable and risk irreversible damage to both the environmental and cultural landscape on the island.
